About the Developer: Potter George Group

Potter George is a private property group operating along Australia’s eastern seaboard, active across residential, retail, industrial and commercial development for more than 20 years. In Melbourne’s north, they’re best known for Trijena Estate in Mickleham — a 625-lot project that’s now fully sold out — along with completed projects at Catalina (Point Cook) and Kerani Heights (Fraser Rise).

Montview sits on a 25.6-hectare site Potter George purchased for $76 million, with the completed project carrying an anticipated end value of more than $200 million. Worth noting for buyers: this is a boutique-scale estate at ~475 lots total — a meaningfully smaller community than mega-estates running into the thousands of lots, which typically means infrastructure and amenity are more contained rather than spread across a huge master-planned precinct.

Location and Setting

Montview is built around a central community park, with Potter George positioning the estate within the Victorian Government’s approved Craigieburn West Precinct Structure Plan (PSP) — the official planning framework mapping out future parks, schools, town centre amenity and sports facilities for the broader area.

Nearby existing infrastructure (already operating, not just planned) includes:

  • Craigieburn Train Station and Roxburgh Park Train Station
  • Craigieburn Central, Craigieburn Junction, and Aston Village shopping precincts
  • A wide schooling network, including Aitken College, Craigieburn Secondary College, and Hume Anglican Grammar
  • Craigieburn Health Service and multiple medical centres
  • Craigieburn Public Golf Course and Hume Tennis & Community Centre

The estate sits roughly 25 minutes from the CBD and about 10 minutes from Melbourne Airport, according to Potter George’s own estate marketing.

Lot Sizes and Pricing

Recent Montview releases have featured lots in the roughly 307m²–409m² range, with Stage 3 entry pricing starting from $420,000. This positions Montview as one of the more accessible entry points in the Craigieburn corridor, particularly relevant for first-home buyers who’ve been priced out of neighbouring, larger-scale estates.

House and land packages are also available through a panel of Victorian builders, with pricing on current listings ranging from roughly $749,000 to $896,000 for completed 4-bedroom package options — useful context if you’re comparing land-only versus turnkey pricing.

What to Check Before You Buy at Montview

A few things worth confirming directly with Potter George’s sales team before committing to a Stage 3 lot:

  • PSP-dependent amenity — much of the broader area’s future infrastructure (schools, town centres, sports facilities) is mapped under the Craigieburn West PSP but not yet built. Ask what’s confirmed and funded versus still in planning.
  • Titled vs untitled status — confirm where your specific lot sits in the titling timeline, and how that affects your settlement date and finance pre-approval window.
  • Builder panel restrictions — if you’re going house-and-land, check whether you’re required to use a builder from Potter George’s panel or free to bring your own.

Our Take

Montview’s appeal is fairly clear: a boutique-scale, well-located estate with genuinely established surrounding infrastructure, at an entry price point that undercuts many larger Craigieburn-area competitors. The trade-off of a smaller ~475-lot estate is a more contained internal amenity offering compared to the big master-planned communities — so a lot of what makes Craigieburn attractive here (schools, shopping, transport) is external to the estate rather than built into it, which isn’t necessarily a downside given how established the surrounding area already is.

Worth watching: Potter George’s track record with the now-sold-out Trijena estate in nearby Mickleham is a reasonable proxy for how Montview is likely to be delivered, and is worth asking about directly if you’re weighing this purchase against a less-proven developer.
